What is New Noida?
New Noida represents the planned expansion of the existing city, designed to accommodate the growing population and meet evolving urban needs. Spread across vast acres of land, the project envisions smart infrastructure, seamless connectivity, and eco-friendly living spaces.
The UP government has announced its intentions for New Noida to become a hub for industries, commercial establishments, and world-class residential projects, aligning with its vision for sustainable urban development.
Conceptualised as DNGIR (Dadri Noida Ghaziabad Investment Region), New Noida will be built across around 20 villages of GB Nagar and 60 of Bulandshahr, which will make it identical in size to Noida city.
The DNGIR region has been earmarked as a key investment area in the initial phase of the Delhi-Mumbai Industrial Corridor (DMIC). This ambitious project will be executed in multiple phases, supported by the development of robust infrastructure. Additionally, DNGIR is strategically integrated into the Western Dedicated Freight Corridor, serving as a critical transportation link that connects the NCR regions of Uttar Pradesh with Haryana’s industrial hubs, further bolstering the DMIC initiative.
New Noida will come up in four phases – the first one across 3,165 h hectares by 2027. Between 2027 and 2032, another 3,798 hectares will be developed, followed by 5,908 hectares by 2037 and 8,230 hectares by 2041. Of the total land, 40% is designated for industries.

- Education Hub: Over 1,600 hectares have been earmarked for educational institutions, establishing New Noida as an “Education City.”
- Enhanced Connectivity: A three-tier road network is set to seamlessly link New Noida with the Dadri-Noida-Ghaziabad Investment Region (DNGIR).
Impact of New Noida Master Plan 2041 on Real Estate
The approval of the New Noida Master Plan 2041 addresses the critical challenge of land scarcity in Noida, which has already reached 95% development capacity.
